Except for emergencies, we ask that all maintenance requests be submitted in writing to avoid confusion and to ensure we have a clear record of your request. The easiest way to do this is is by filling out the form to the left and we will address your maintenance issue. If it is an emergency that requires immediate attention, please call 650 355-5010.

An emergency is a fire, flood, or any dangerous or hazardous situation

An emergency is NOT an annoying sound, sprinklers, etc.

If this is a life threatening emergency call 911 immediately.

Important

When making your request, be specific about the problem and remember to include your name, address, and best numbers to reach you. 

Tenants must be prepared to schedule time and make themselves available to let a vendor or repair person into the property, or give permission for Boardwalk Investments to provide a key for the vendor to enter in their absence. Permission to enter should be indicated on the written maintenance request.

Tenants are responsible for securing any pets that the vendor may encounter on their visit to the property.

I understand that if I do not authorize a release of a key to a vendor, I will need to be available to give the vendor access to the property.

Locked Yourself Out?

  • If you are locked out of your rental unit, you will be responsible for calling a locksmith, replacing any keys, or locks.
  • It is good idea to have a spare set of keys left with a friend/neighbor. However, if you hide keys and they are discovered, the locks should be change at your cost.
  • Be sure to carry all of your door keys with you. When vendors are authorized to enter your property to make a repair, they are required to secure the premises when they leave. That includes deadbolts or locks, whether you set them or not.
  • If locks are changed, you are responsible to give Boardwalk Investments a key for the new lock.
